The Proposals

The proposed high-quality residential development would deliver 20 new 1, 2 and 3-bed homes, including 8 no. affordable homes, and associated parking. The mix of housing is proposed to be as follows:

All dwellings are proposed to be compliant with national space standards, and will incorporate sustainability measures such as PV panels and air source heat pumps as set out within the incoming Future Homes standards. 

The proposal would provide positive development in this location to bring the site into use, and deliver a focal point and entry into the wider residential development. It will also provide new pedestrian and cycle links to wider area, including new footpath into the forthcoming neighbouring health and fitness leisure centre.

Vehicular access to private driveways and car parking courts will be provided off Fairmont Street, with footway connections linking to existing walking, cycling and public transport networks, to support active travel.

The Site would utilise the existing storm sewers. The nearest public storm sewer is 52m north of the site, and there is an existing highway drain adjacent to the site in the new access road. Likewise, the Site will connect to the nearest public foul sewer, located 120m north of the site.

Residents would benefit from the new public open space and Locally Equipped Area of Play which has come forward as part of the residential development approved under 18/00249/OUT.  

To limit the impact of the proposed development on existing residents, a Construction Management Plan would be submitted and approved by the Council prior to the commencement of development on-site. This would manage construction activity including operating hours, dust, noise and HGV movements.
