Affordable Housing
Spitfire Homes are proposing to deliver 8 no. of affordable units, representing 40% of the proposed development, in line with the local requirements set out at Policy RES12 of the Local Plan.

Resident of the Rosedale, Woslton, Residential Scheme
We had spoken to neighbours who accessed the First Homes Scheme, and it made us learn more about the village and support us settling in. We were living 15 minutes away from the village and wanted to stay in the local area as it supported us to stay with our places of work. Without the scheme we would have been waiting longer to find our ideal first home due to the higher house prices in desirable areas such as Wolston. Having the scheme at Rosedale meant that we could get on the property ladder much sooner (in a house that we loved) without compromising on our location, places of study and proximity to family and friends.

Question 1: How did the Discounted Market Value scheme help you buy your first home in the place you grew up in? Please describe your experience and the impact it had on your ability to get on the property ladder.
Having lived in the Cotswold District since my early 20s, I was determined to put down roots here. The Discounted Market Value scheme made this possible by reducing the purchase price, making it financially achievable for me to get on the property ladder for the first time. As a first-time buyer with little experience, I really appreciated the support from the Spitfire Homes team—especially Emily and Lauren, who were always available to answer my many questions through our WhatsApp group. Their help made the whole process less daunting and more personal.
Question 2: Why was it important for you to stay in your local area, and how did Spitfire Homes’ use of the Discounted Market Value scheme at Rosedale make that possible?
My life is firmly rooted in the Cotswolds, and Moreton-in-Marsh is the perfect place for me to call home. Without Spitfire Homes’ use of the Discounted Market Value scheme at Ellenbrook, affording a home in this area would have been out of reach. Thanks to the scheme, I was able to purchase a beautifully built house in a community I love, and I feel incredibly lucky to live here.
